As with most lease expiries, there will be obligations in your lease documentation to hand the property back in a certain state of repair and remove any fixtures and fittings you have installed over the course of your occupation.
Whilst this can be dealt with via cash settlement with the landlord, it is almost always cheaper to complete the works yourselves. Not only does this put you in control of costs, it also serves to save you money as the landlord would be unable to pursue a claim against you, avoiding potentially substantial surveyors and management fees.
